WHAT WE DID:
Petra Jaya Properties (PJP) is a provider of premium real estate throughout Kuching, Sarawak, that offers high-quality products and value for thousands of homeowners, landowners, tenants and business partners for the betterment of living.
PJP started its journey in digital marketing with Pencil Rocket in September 2020. Their goal was to build brand awareness and increase sales leads for their numerous projects.
With the strategy of incorporating paid advertising and chatbot marketing, PJP has gained significant growth in becoming one of the top property developers in Kuching.
By using specifically targeted social media ads, PJP successfully sold out all 4 units of its industrial buildings (worth more than RM700,000 each) with a monthly ad budget of only RM500 throughout a 3 months period. They also received a consistent number of over 20 showhouse viewings per month for their other residential projects.
PJP was able to generate over 1500 quality leads by implementing a customised chatbot solution that allows PJP to capture its leads effectively and seamlessly. Interested customers were able to interact and engage in a conversation with a fully functional chatbot system at any time of the day.

Since 2020, the Malaysian government has imposed the Movement Control Order (MCO) in order to combat the Coronavirus disease outbreak.
PJP has faced difficulties in holding physical showhouse viewings despite receiving many leads which have greatly affected the sales of its projects.
A full-funnel strategy was utilised to effectively capture quality leads with specific audience targeting. Moreover, constant A/B testing methods of using a range of creatives were conducted to identify the best performing version and achieve the highest cost-effectiveness.
Through using Facebook ad strategies combined with chatbot marketing, PJP directed its audiences from the ads into a custom chatbot messenger to further enhance their customer journey. The audiences can chat with the customised chatbot to gain more information such as project details, location, brochures and other project-related resources. Thus, this facilitates the process of obtaining quality leads as well as optimizing PJP's sales efforts.
